House Rules

Please read these terms carefully before making a booking. Following them ensures a pleasant, trouble-free stay.

Terms of stay

Check-in & check-out
  • Check-in: after 2:00 pm.
  • Check-out: until 11:00 am.
  • Late check-out: subject to availability, for an extra charge.
Guests
  • The number of guests must not exceed the number of beds stated in the booking confirmation.
  • Entry may be refused if the number of visitors exceeds the number stated in the booking.
  • The owner is not liable for accidents involving guests' children, either on the premises or outside them. The health and wellbeing of children are the responsibility of their parents.
House rules
  1. Smoking in the rooms and indoor common areas is strictly prohibited. It is allowed only in the garden, in the designated areas. Fee for violations: 25.50 € / 50 BGN.
  2. The owner or the administration may terminate the stay of guests who breach fire-safety rules, smoke in prohibited areas or fail to comply with lawful requests of the administration.
  3. Pets are not allowed.
  4. Using the fireplace costs 5.50 € / 10 BGN.
  5. Moving heavy furniture is not allowed.
  6. When using the air conditioner, please keep the doors and windows closed.
  7. Guests must treat the equipment and furnishings of the entire property with care. In case of theft or damage, guests must reimburse the value of the item at their own expense.
  8. In case of public-order violations (loud noise after 11:00 pm) reported to the authorities, guests bear full responsibility for resolving the matter. Any sanctions, fines and penalty notices under Bulgarian law are covered entirely by the guests.
  9. Use of the banquet hall is paid — 11 € / 20 BGN per evening.
  10. These rules are based on the applicable Bulgarian legislation.
Payment
  • After making a booking, a deposit of 50% of the total is due within 5 days by bank transfer. If no payment is received, the booking is cancelled.
  • The deposit is non-refundable!
Valuables & security
  • All valuables and personal belongings brought onto the premises are the guests' responsibility. The owners are not liable for loss of or damage to guests' property.
  • If doors or windows are left open (unlocked) during the rental period — whether the guests are on the premises or away — responsibility for the property rests with the guests.
Complaints

We take every possible measure to ensure our guests a pleasant and trouble-free stay. Guests should report any problems during the rental period to the owner or their representative, who will immediately do their best to resolve the issue.

A condition for a complaint to be considered is that the management of the complex is notified in good time, before leaving the property.

Acceptance of the terms

By confirming a booking, the client declares that they have read, understood and accepted these terms and rules.
